National Rental Scheme

The government has set up the scheme , in order, to appeal to so called key workers: such as Police, Nurses, Teachers, service delivery workers. It is to build up to 50,000 Affordable houses: to reduce the rental cost with massive rental subsidies, of  25% of the regular market rents ; and encourage building of  large numbers of affordable houses.  Currently, into its third round of Applications, the builders and developers are discovering and supporting the scheme. Recent refinements to the application process will enhance the attraction for developers.

Who can apply for the renting? , well its  means tested by income. Research via www.fahcsia.gov.au

What’s in it for the investor’? , a secure tenant, low expected vacancy, and a indexed  rental rebate subsidy of $9,100 for ten years.

In rural and regional areas the effective rental return for investors, can be very attractive.

Help for First home buyers, on interest!

I  Note some simple ideas, to negotiate a lower interest rate for the home.
1    Always research the market via websites like infochoice, iselect

2    Always know as much as possible before you interview the Mortgage Home Loan Originator, as they can be real busy, and want to work with well informed and qualified buyers.
3     Discover that a ” professional deal ” home loan pack, can have a discount of 8o Points below published deals.
4     Consider the ‘Introductory rate” deals with discounts of up to 80 points, check the reversionary interest  rate.

5     Always include all income streams, like welfare, family payments, overtime, rents, Dividends, Part time work : in order to present the strongest possible deal.

6    There are today, special deals for Union members, this can be an 80 point discount.

7    Consider up to 100 point discount for shareholders in some of the major banks and insurance companies.
8     My strategy is:If one buys the second hand, home and does some renovation, one might only need a smaller home loan.

Australia’s Population effect on stocks and Property!

Well this will be a hot topic, apparently in an election year this will become a more controversial issue. Increasingly, I expect that research and information on the topic will become available.  In recent years, the population policy has been bipartisan and thus no public discussion. But initially, one can surmise that population has been growing much faster than previously expected.  When the popular press, says we might have to” fight ones way through  to the water cooler”. Let one prosecute some of the facts.
1    Mr.Chris Evans, Minister for Immigration has announced “The Government is considering all options on the Immigration Programme.”

2    A new Minister of Population policy has been announced, being  Mr Tony Burke.
3    Mr. Abbott the Opposition Leader has announced a likely dramatic cut in immigration. Well “Strike me like a lizard drinking”.  The business community has instantly crueled this pitch.
4    The PM says, there are “legitimate” community concerns re the population pressures.
5    Whole groups of the population, have not been counted in the Official statistics, including New Zealanders (around 550,000), and International  Students atleast (580,000), tourists overstays. Figures from Prof. McDonald at ANU, but these are a year out of date. He has not noted the Tourist and business overstayers; by definition other overstayers are not counted.~

Extra fast new easy home construction renovating ideas.

Have mentioned some areas before. Here are some extra ideas.

1  Renovate the laundry. Installing an efficient appliances, it might even pay for itself with energy/water  efficiency ratings a new washer/dryer combo, can lift a laundry. These are available on excellent deals, given the slower economy of today. In the USA , often the laundry can be moved into the garage, as a way to free up extra room for living in the home.

2  A  home bathroom addition can be as simple as employing a resurfacing contractor. They can complete their work in a single day. They will do an inexpensive, transformational makeover, both cheaply and efficiently. Their respray products will transform the colour and finish of a bath, hand basin and tiles in a day. The addition of new door handles, a heater/exhaust fan and heated towel rails, will lift a bathroom dramatically. No one, wants a cold clinical bathroom, some heating does wonders for comfort and reducing mould. Some larger windows and a skylight will add both light and warmth to a bathroom.

3  A garden addition can be well worthwhile, especially a front garden, as it will lift the Street Appeal of a home. The garden can highlight the home. A garden can be a haven and a revitalising and refreshing area. Given the recent water restrictions, the home with a vigorous and lush garden can be seen as a luxury feature: a sign of a well cared for home. A lush garden can be an area of peace and tranquility. Consider, gardening is rated as Australia’s number one outdoor recreation activity. The latest relaxation of the tight water restrictions has been measured to add hundred” s of millions to the state economy.

4  A kitchen makeover/addition can be one of the best ways to add value to the home. The current trend is to establish an open plan kitchen. A  good cleaning, painting, some new granite bench tops, new lighting, splash backs and door handles can revitalise a kitchen. I always renovate the kitchen, as I see it as a major feature area. Building an open plan kitchen with a view from the kitchen food preparation area. No one wants to be enclosed in a kitchen, away from the guests and family. I understand in the USA , that a kitchen has become basically a wall of appliances in the dining area. Knock down a wall enclosing an old kitchen , install an Island bench space and modern cupboards. A new kitchen is one of the best renovation projects. Kitchen companies are offering excellent deals including  discounts on appliances at the moment, due to the slower economy.

www.businessmall.com.au where you can read about lots of books on the property market,
www.residex.com.au where one can study property sales data and predictions,

www.apimagazine.com.auInvestor where one can read Case Studies, property reviews, suburb reviews, just heaps and heaps of good stuff.
For First Home Buyers, try www.firsthome.gov.au where you can read all about various government incentive plans for you. There are grants from both the Federal and state governments, plus Stamp Duty concessions , well worth checking these out, closely:for example in NSW a first home buyers is unlikely to pay Stamp Duty.

In the Finance area, I suggest www.infochoice.com.au   or www.cannex.com.au to research interest rates.
Bank shareholders can get discounts, as do union members at Members Equity bank.
