			<content:encoded><![CDATA[<p>I am writing , today about the new range of super fast computers.  The Japanese, have developed a computer to run at petaflops speeds:  or the equivalent of one trillion mathematical calculations a second. The Chinese and USA people have now caught up with their own Super computers running at petaflops speeds. Thes are called the Dawning Nebulae and the Cray Jaguar, respectively. The USA speeds are the fastest but basically all petaflops speed computers are super fast.</p>
<p>Apparently the Moore&#8217;s law for computers is still working: that  the speed of computing doubles every 18 months and the price of a computer halves.  The implications for the property market are, startling. For instance many small business people work from coffee shops and Mc Donalds outlets. Major increase in jobs for travelling salesmen.<br />

I reckon tenants are keen as they are applying at the rate of 80 for each home, developers are keen and Investors are still discovering this scheme. The government is advising the home building shortfall in 2008 was 85,000 and expected to expand to 213,000 by 2013<br />
The NRAS is  response to this shortfall investment, property, home, developers,  building,shortfall.<br />

Its a special deal for Essential Service delivery workers like, Ambulance drivers, Police , Nurses, Teachers, Firemen where they can rent for 25% under market rates. For the investors there is a top up of the rental loss with a tax paid subsidy, of  Nine grand indexed to inflation. These deals can be so attractive they are strongly rental positive cash flow deals.  In Queensland, the Queensland Affordable Housing Consortium is the one to talk to. In Victoria, its the Community Housing Limited. Initially, the scheme appealed to large developers and builders, now in the third stage its been broadened to the smaller end of the property market. While the scheme has been slow to make approvals, I hear its now taking off, with  lots of numbers of homes in the application process. The plan is to build up to fifty thousand homes over three years.</p>
<p>Given close to eighty families apply for the each home, at a time perhaps it has some appeal?</p>

			<content:encoded><![CDATA[<p>Today, I am reading of the forty models of new electric cars, due within two years. Some companies have announced up to forty new electric models are on the way. This year we can look forward to the Imiev from Mistsubishi. While the Leaf from Nissan is not far behind. All the major manufacturers are developing these electric vehicles.<br />
How does this effect property ?<br />
Well, some home buyers have been insisting on only buying, walk to tram or rail. They are fearfull of a future oil price surge. As the electric cars with lightweight and efficient Lithium batteries become available. I suggest the desperate desire to buy only in the inner suburbs may abate.<br />
While, there are good reasons to buy in the Inner ring suburbs, let the fear of high petrol prices not be one of them!  The middle and outer suburbs will return as great areas to live. !<br />
Right now we have available the Electric bikes, some so convenient as one can fold them up and carry them to work. Here&#8217;s my idea, cycle on the bike to the railway station and carry the bike to work, or lock it up in the secure yard.</p>

But initially, one can surmise that population has been growing much faster than previously expected.  When the popular press, says we might have to&#8221; fight ones way through  to the water cooler&#8221;. Let one prosecute some of the facts.<br />
1    Mr.Chris Evans, Minister for Immigration has announced &#8220;The Government is considering all options on the Immigration Programme.&#8221;</p>
<p>2    A new Minister of Population policy has been announced, being  Mr Tony Burke.<br />
3    Mr. Abbott the Opposition Leader has announced a likely dramatic cut in immigration. Well &#8220;Strike me like a lizard drinking&#8221;.  The business community has instantly crueled this pitch.<br />
4    The PM says, there are &#8220;legitimate&#8221; community concerns re the population pressures.<br />
5    Whole groups of the population, have not been counted in the Official statistics, including New Zealanders (around 550,000), and International  Students atleast (580,000), tourists overstays. Figures from Prof. McDonald at ANU, but these are a year out of date. He has not noted the Tourist and business overstayers; by definition other overstayers are not counted.~</p>

1   Immigration is above many expectations adding to the total population growth of 435,000 last year. While the resources states of QLD  and WA are the fastest growing, somewhat suprizingly, Victoria is also growing fast.</p>
<p>2   Melbourne, in Victoria had the fastest price rise with house values up 19% over 2009.<br />
3   Some experts are now quoting returning expatriate workers are boosting the market. Readers will be familiar with this theme. Where, I claim some 900,000 Australians are working overseas. Given Australia is one of the fastest growing developed countries a fair portion must be expected to return, as Australian income tax has fallen and the A Dollar is up.</p>

Lets consider some leading economists like BIS Shrapnel &#8216;s Robinson. His reports are bullish based on a new round of mining projects, based on rebounding commodity prices like Iron ore up 100%, Coal up 120% and a rosier outlook for the growth in the world economy, refer IMF.<br />
Tanya Plibersek, Minister for Housing says &#8221; The problem of a supply shortage in housing has been years in the making&#8221;. She would like to blame the previous government. Apparently, population and housing are hot button political areas, as PM Rudd has announced a new portfolio of population study {Mr Tony Burke}.<br />
My view is State government have been under estimating the population growth and under providing capital works, like roads, hospitals, railway stations. Thus buyers are &#8220;crowding &#8216; into the established suburbs.!<br />

<p>1  Renovate the laundry. Installing an energy,efficient appliances, it might even pay for itself with energy/water efficiency ratings a new washer/dryer combo, can lift a laundry. These are available on excellent deals, given the slower economy of today. In the USA, often the laundry can be moved into the garage, as a way to free up extra room for living in the home. In the UK, often the Laundry appliances are incorporated in the Kitchen.</p>
<p>2  A home bathroom addition can be as simple as employing a resurfacing contractor, or tiler. They can complete their work in a single day. They will do an inexpensive, transformational makeover, both cheaply and efficiently. Their respray products will transform the colour and finish of a bath, hand basin and tiles in a day. The addition of new door handles, a heater,exhaust fan and heated towel rails, will lift a bathroom dramatically. No one, wants a cold clinical bathroom, some heating does wonders for comfort and reducing mould. Some larger windows and a skylight will add both light and warmth to a bathroom.</p>
<p>3  A garden addition can be well worthwhile, especially a front garden, as it will lift the Street Appeal of a home. The garden can highlight the home. A garden can be a haven and a revitalising and refreshing area. Given the recent water restrictions, the home with a vigorous and lush garden can be seen as a luxury feature:a sign of a well cared for home. A lush garden can be an area of peace and tranquility. Consider, gardening is rated as Australia&#8217;s number one outdoor recreation activity. The latest relaxation of the tight water restrictions has been measured to add hundred&#8221; s of millions to the State economy.</p>
<p>4  A kitchen makeover/addition can be one of the best ways to add value to the home. The current trend is to establish an open plan kitchen. A good cleaning, painting, some new granite bench tops, new lighting, splash backs and door handles can revitalise a kitchen. I always renovate the kitchen, as I see it as a major feature area. Building an open plan kitchen with a view from the kitchen food preparation area. No one wants to be enclosed in a kitchen, away from the guests and family. I understand in the USA, that a kitchen has become basically a wall of appliances in the dining area. Knock down a wall enclosing an old kitchen, install an Island bench space and modern cupboards. A new kitchen is one of the best renovation projects. Kitchen companies are offering excellent deals including discounts on appliances at the moment, due to the slower economy.</p>

<p>Do you spend too much time trying to buy the&#8221;cheap&#8221; easy home renovating materials.<br />
1 Your best way is to buy the best of what you need. Buy good quality home renovating materials. Measure twice, cut once. Quantify what you need, then add some extra volume, in order, to cover breakages.<br />
2 Take concrete, rather than laboriously, mixing for a driveway yourself : it will pay to buy a load of pre-mixed concrete from a mini-mix home delivered.<br />

4 I like to grow out my own garden bushes, this can save heaps. For me, this can save me thousands a year, when I landscape  several home gardens.<br />
5 You can always buy renovating materials in bulk and have it home delivered. Masters or Lowes stores have free delivery. This saves both time and money.</p>
<p>6 Buy furniture as a complete home package, from a discount store like Whitehorse, Sydney&#8217;s, furniture Spot, Super Amart or Fantastic Furniture.<br />
7 I note, cleaning up second hand materials, is usually counter productive, as your labour is too valuable, to be cleaning bricks or removing nails from timber.<br />
8 Buy your garden mulch in bulk from the council, on a home delivered basis.<br />
9 For the garden sculpture, one might recycle from the hard rubbish collection.<br />
10 Home Garage sales and Sunday markets are great for home accessories and home feature items.<br />
11 I find my discounts by managing time, by buying at shops like <a title="www.easyhomerenovating.com" href="http://www.bunnings.com.au/" target="_self">Bunnings, </a>or<a title="www.easyhomerenovating.com" href="http://www.homedepot.com/" target="_self"> Masters, Home Depot or Lowes</a>. These are a one stop home hardware shop where you can buy everything, you need.<br />
12 Making your own curtains, blinds, accessories from fabric bought at the Spotlight store.These days both Bunnings and Masters have heaps of home decore items.<br />
13 There are even special demolition stores which recyle building materials from demo jobs.<br />
