NRAs scheme for homes

Hi readers , I am discovering  property investment deals yielding 5% to 8 % from this Government scheme.  These investment properties are in growth areas. I reckon tenants are keen as they are applying at the rate of 80 for each home, developers are keen and Investors are still discovering this scheme. The government is advising the home building shortfall in 2008 was 85,000 and expected to expand to 213,000 by 2013
The NRAS is  response to this shortfall investment, property, home, developers,  building,shortfall.

Population Pressures on the House Market!

Well strike me , flat out like a lizard drinking!!!: popular press is advising that the Australian population grew a  ”remarkable ” 452,000 last year alone. This is close to double that of only three years ago. At this rate it suggests an extra one million Australians every two and a half years. Simple arithmetic  tells one, we will reach 38 M by 2050, yes, even higher than government forecasts!

This topic has generated some recent political debate: it has become a hot on radio talk back, especially since the release of the Intergenerational report.
Research, shows that student numbers have certainly doubled over the last three years to reach a level of 630,000, the most popular subject for study is English, which can be so handy for residency applications.

Some of the 900,000 expatriate Australians are also returning from overseas, due to lower income taxes in Australia, the stronger Australian dollar and the opportunity from a growing Australian economy.
Until recently, New Zealanders had rights to unrestricted entry, so who knows how many Australians are from NZ : Certainly the government doesnt know!

Melbourne house property growth boom!

Today, we are reading about the growth of Melbourne and wondering ,WHY?

Well, I suggest the biggest surprising factor is  employment growth. Melbourne is growing through  both longer work hours and more employment. Melbourne is benefiting from interstate migration, as the other states have been either mismanaged at the government level or harder hit by the world financial crisis and subsequent downturn in world trade and  growth. The factors of economic rationalism has driven rational  families and workers into Victoria. Victoria has a more stable and more investment minded government. The basic services of schools, Hospitals, Universities, roads is better provided in Victoria. The current and soon to be revealed plans of the state government are aggressively in favour of growth and development. The topography of a flat city with lots of adjacent vacant land provides for cheaper land development. Victorians has benefited from the builders and developers negotiating  a better deal for the First Home Owners Grant  in Victoria, such that ,we are winning 40 % of these grants, while, Victoria only represents 25 % of the Australian economy.
New capital works include , M1 Monash upgrade $1.4 Bn, Eastlink road opened 2008 cost $2.4 Bn, Western ring  road $1.32 bn, Rail Duplication City to west Werribee, includes three new stations, $2.4 bn, New Melbourne to Sunshine freeway, cost $5.4 bn, two new rail station on the Pakenham line,likely doubling of trains numbers cost ?
The secret is Empoyment growth in Victoria!!!

Solar Power as an home renovating Idea

I understand there are basically three standards of solar panels, they range in value and price from the Chinese products to Japanese and then German quality. In Australia, at the moment, there are great deals where, with a modest 10% deposit one can buy a power system installed and the monthly energy saving largely cover the cost of installation. Thus after two years one is generating both an electricity surplus and a cash surplus. The recently rising prices from $38 to $48.50  of REC certificates and the rise in the $A is allowing the suppliers to offer better deals for home owners. Consult you local power company. I think you might be astonished at  how attractive an offer Origin and AGL can make! The Federal  government is subsidizing these deal until March 2012. Given recent news reports  that electric power will double and triple in the next few years in NSW and Victoria, many households will receive a rude shock if they dont take Action!
