			<content:encoded><![CDATA[<p>The expected move to pricing water by the Kilolitre will draw close attention to the price of water; in Victoria this is due from 1/07/2010. One can apply some  easy home renovating solutions to reduce your water bill.<br />
1   Save 2,000 litres a year in the Kitchen, with aerated water taps.<br />
2   Save 18,250 a year with efficient shower heads and short showers.<br />
3   Save 5,000 litres in the garden with an efficient hand held spray nozzle.</p>
<p>4   Save 16,000 litres a year in the laundry with a frontloader washing machine.</p>
<p>5   Save 20,300 litres a year with an efficient Dual flush toilet system.<br />
This gives grand total of 61,550 litres  saved year.<br />
This represents around the daily allowance for a single person in the household.<br />
Obviously, a close check of the Water Savings WELLS ratings is going to payoff handsomely for all your appliance puchases. I have recently, installed a watertank to capture the rain from the roof. I must consider connecting to the Water Closets, as this would be a massive saving. If I get excited, I might even install a grey water system to tend to the garden. This would include  an underground agricultural pipe filtered watering system. Just installed the Front Loader washing machine, today.<br />

			<content:encoded><![CDATA[<p>Hopefully most investors will write a pro forma tax schedule for the coming Tax year ending. Those within the BAS system, will automatically have much of this organised. This way one can measure what would be worthwhile for tax optiminisation. If one has a high tax payment year, there are heaps of areas one can spend money on, such as, essential upcoming repairs, gardening,  gutters,  fencing, high wear areas in the home. The ideas may seem trite but use a checklist approach.</p>
<p>1   Ask the tenants what needs repair,</p>
<p>2   Repair things that will add value, for example in, the Kitchen and Bathroom, taps, washers, handles.</p>
<p>3  Repair or Replace, Items that are coming up to their fully depreciated time, like Hot water service, Heaters, Cookers, Ovens, air conditioner.<br />
4   For the furnished apartment, there are a wider range of items one could replace/repair: including the washing machine, Dishwasher, computer system, television.</p>
<p>I set aside around atleast one percent of the capital value of the home for these expenses. One way to think of them, as value  adding essential items: either adding to the comfort for the tenant or value for the Investor.</p>

			<content:encoded><![CDATA[<p>I am writing , today about the new range of super fast computers.  The Japanese, have developed a computer to run at petaflops speeds:  or the equivalent of one trillion mathematical calculations a second. The Chinese and USA people have now caught up with their own Super computers running at petaflops speeds. Thes are called the Dawning Nebulae and the Cray Jaguar, respectively. The USA speeds are the fastest but basically all petaflops speed computers are super fast.</p>
<p>Apparently the Moore&#8217;s law for computers is still working: that  the speed of computing doubles every 18 months and the price of a computer halves.  The implications for the property market are, startling. For instance many small business people work from coffee shops and Mc Donalds outlets. Major increase in jobs for travelling salesmen.<br />

<p>1   Build a Deck and establish an Outdoor room. It will enhance your living area and its great for entertaining. A concrete patio can be enhanced by tiling, a shade cloth and  garden furniture. An old deck might need cleaning, sanding and refinishing, to revitalize the color and protection of an old deck.</p>
<p>2   The front entrance makes a statement about your whole home. An imposing front door with stained glass or plain glass will enhance your internal  light. One can still have excellent security with a plastic break proof film.<br />
3  Removing hallways or Entrance halls or excess internal walls, will allow for the trend to popular Open Plan living.<br />
I find with some internal folding partition walls, you can have the best of both styles of living ; Open plan in Summer and Autumn, warm contained zonal living in the Winter and Spring. please consider!</p>

			<content:encoded><![CDATA[<p>Today, I am reading of the forty models of new electric cars, due within two years. Some companies have announced up to forty new electric models are on the way. This year we can look forward to the Imiev from Mistsubishi. While the Leaf from Nissan is not far behind. All the major manufacturers are developing these electric vehicles.<br />
How does this effect property ?<br />
Well, some home buyers have been insisting on only buying, walk to tram or rail. They are fearfull of a future oil price surge. As the electric cars with lightweight and efficient Lithium batteries become available. I suggest the desperate desire to buy only in the inner suburbs may abate.<br />
While, there are good reasons to buy in the Inner ring suburbs, let the fear of high petrol prices not be one of them!  The middle and outer suburbs will return as great areas to live. !<br />
Right now we have available the Electric bikes, some so convenient as one can fold them up and carry them to work. Here&#8217;s my idea, cycle on the bike to the railway station and carry the bike to work, or lock it up in the secure yard.</p>

In Australia, at the moment, there are great deals where, with a modest 10% deposit one can buy a power system installed and the monthly energy saving largely cover the cost of installation. Thus after two years one is generating both an electricity surplus and a cash surplus. The recently rising prices from $38 to $48.50  of REC certificates and the rise in the $A is allowing the suppliers to offer better deals for home owners. Consult you local power company. I think you might be astonished at  how attractive an offer Origin and AGL can make! The Federal  government is subsidizing these deal until March 2012. Given recent news reports  that electric power will double and triple in the next few years in NSW and Victoria, many households will receive a rude shock if they dont take Action!</p>

Increasingly, I expect that research and information on the topic will become available.  In recent years, the population policy has been bipartisan and thus no public discussion. But initially, one can surmise that population has been growing much faster than previously expected.  When the popular press, says we might have to&#8221; fight ones way through  to the water cooler&#8221;. Let one prosecute some of the facts.<br />
1    Mr.Chris Evans, Minister for Immigration has announced &#8220;The Government is considering all options on the Immigration Programme.&#8221;</p>
<p>2    A new Minister of Population policy has been announced, being  Mr Tony Burke.<br />
3    Mr. Abbott the Opposition Leader has announced a likely dramatic cut in immigration. Well &#8220;Strike me like a lizard drinking&#8221;.  The business community has instantly crueled this pitch.<br />
4    The PM says, there are &#8220;legitimate&#8221; community concerns re the population pressures.<br />
5    Whole groups of the population, have not been counted in the Official statistics, including New Zealanders (around 550,000), and International  Students atleast (580,000), tourists overstays. Figures from Prof. McDonald at ANU, but these are a year out of date. He has not noted the Tourist and business overstayers; by definition other overstayers are not counted.~</p>

<p>2   Melbourne, in Victoria had the fastest price rise with house values up 19% over 2009.<br />
3   Some experts are now quoting returning expatriate workers are boosting the market. Readers will be familiar with this theme. Where, I claim some 900,000 Australians are working overseas. Given Australia is one of the fastest growing developed countries a fair portion must be expected to return, as Australian income tax has fallen and the A Dollar is up.</p>

What is really happening in the property market?  Well, Premier Bligh of Queensland, says &#8220;Enough is enough, wants to close the southern borders&#8221;.<br />
Well make a cat laugh!  Wonder how well that will go?<br />
Perhaps we dont know what is actually happening?<br />
Lets consider some leading economists like BIS Shrapnel &#8216;s Robinson. His reports are bullish based on a new round of mining projects, based on rebounding commodity prices like Iron ore up 100%, Coal up 120% and a rosier outlook for the growth in the world economy, refer IMF.<br />
Tanya Plibersek, Minister for Housing says &#8221; The problem of a supply shortage in housing has been years in the making&#8221;. She would like to blame the previous government. Apparently, population and housing are hot button political areas, as PM Rudd has announced a new portfolio of population study {Mr Tony Burke}.<br />
My view is State government have been under estimating the population growth and under providing capital works, like roads, hospitals, railway stations. Thus buyers are &#8220;crowding &#8216; into the established suburbs.!<br />

Given population growth of 435,000 about double that of only two years ago: there is pressure on the rental and home markets. Quite simply there aren t enough being built, current home commencements are around 140,000. When at least 180,000 are needed. Clearly, the prices of second hand homes are rocketing. The Queensland Premier is bleating on about being poorly informed. Anna Bligh seems to think Federal government should be releasing more information. WA and Qld are the fastest growing states and have been for many years. Auction clearance rates are up both in volume and percent terms. Many properties making over the expected valuation in Melbourne.<br />
Where is the immigration pressure coming from? Latest figures reveal they are from India, China, Indonesia, Malaysia, and New Zealand. I claim only six major countries have a big immigration policy: USA, Canada, Germany, UK, Australia and New Zealand. Currently, Canada is cold, NZ  is a slower growing, small economy, UK has restrictions on Indians and Pakistanis, USA is a slow economy, Germany has their own prejudices. Given, Australia  is one of the faster growing developed countries Australia has particular appeal, noting the above comments.<br />
