Home renovating water efficiency measures

The expected move to pricing water by the Kilolitre will draw close attention to the price of water; in Victoria this is due from 1/07/2010. One can apply some  easy home renovating solutions to reduce your water bill.
1   Save 2,000 litres a year in the Kitchen, with aerated water taps.
2   Save 18,250 a year with efficient shower heads and short showers.
3   Save 5,000 litres in the garden with an efficient hand held spray nozzle.

4   Save 16,000 litres a year in the laundry with a frontloader washing machine.

5   Save 20,300 litres a year with an efficient Dual flush toilet system.
This gives grand total of 61,550 litres  saved year.
This represents around the daily allowance for a single person in the household.
Obviously, a close check of the Water Savings WELLS ratings is going to payoff handsomely for all your appliance puchases. I have recently, installed a watertank to capture the rain from the roof. I must consider connecting to the Water Closets, as this would be a massive saving.  If I get excited I might even install a grey water system to tend to the garden. This would include an underground agricultural pipe filtered watering system. Just installed the Front Loader washing machine, today.

Home renovating Repairs and Maintenance, re tax time

Hopefully most investors will write a pro forma tax schedule for the coming Tax year ending. Those within the BAS system, will automatically have much of this organised. This way one can measure what would be worthwhile for tax optiminisation. If one has a high tax payment year, there are heaps of areas one can spend money on, such as, essential upcoming repairs, gardening,  gutters,  fencing, high wear areas in the home. The ideas may seem trite but use a checklist approach.

1   Ask the tenants what needs repair,

2   Repair things that will add value, for example in, the Kitchen and Bathroom,taps, washers, handles.

3  Repair or Replace, Items that are coming up to their fully depreciated time, like Hot water service, Heaters, Cookers, Ovens, air conditioner.
4   For the furnished apartment, there are a wider range of items one could replace/repair: including the washing machine, Dishwasher, computer system, television.

I set aside around atleast one percent of the capital value of the home for these expenses. One way to think of them, as value  adding essential items: either adding to the comfort for the tenant or value for the Investor.

Super fast new Design petaflops computer

I am writing , today about the new range of super fast computers.  The Japanese, have developed a computer to run at petaflops speeds:  or the equivalent of one trillion mathematical calculations a second. The Chinese and USA people have now caught up with their own Super computers running at petaflops speeds. Thes are called the Dawning Nebulae and the Cray Jaguar, respectively. The USA speeds are the fastest but basically all petaflops speed computers are super fast.

Apparently the Moore’s law for computers is still working: that  the speed of computing doubles every 18 months and the price of a computer halves.  The implications for the property market are, startling. For instance many small business people work from coffee shops and Mc Donalds outlets. Major increase in jobs for travelling salesmen.

Selected Design ideas for Easy home renovating

Some of my favourite ideas are to

1    Build a Deck and establish an Outdoor room. It will enhance your living area and its great for entertaining. A concrete patio can be enhanced by tiling, a shade cloth and  garden furniture. An old deck might need cleaning sanding and refinishing to revitalize the color and protection of an old deck.

2   The front entrance makes a statement about your whole home. An imposing front door with stained glass or plain glass will enhance your internal  light. One can still have excellent security with a plastic break proof film.
3 Removing hallways or Entrance halls or excess internal walls, will allow for the trend to popular Open Plan living.
I find with some internal folding partition walls, you can have the best of both styles of living ; Open plan in Summer and Autumn, warm contained zonal living in the Winter and Spring. please consider!

New Design Transport Technology Ideas, effect for your Home?

Today, I am reading of the forty models of new electric cars, due within two years. Some companies have announced up to forty new electric models are on the way. This year we can look forward to the Imiev from Mistsubishi. While the Leaf from Nissan is not far behind. All the major manufacturers are developing these electric vehicles.
How does this effect property ?
Well, some home buyers have been insisting on only buying, walk to tram or rail. They are fearfull of a future oil price surge. As the electric cars with lightweight and efficient Lithium batteries become available. I suggest the desperate desire to buy only in the inner suburbs may abate.
While, there are good reasons to buy in the Inner ring suburbs, let the fear of high petrol prices not be one of them!  The middle and outer suburbs will return as great areas to live. !
Right now we have available the Electric bikes, some so convenient as one can fold them up and carry them to work. Here’s my idea, cycle on the bike to the railway station and carry the bike to work, or lock it up in the secure yard.
