Lower interest rates for Fixed loans

In recent days, the home loan rates for fixed term three and five year loans have been reduced. The ING Bank, St George Bank, Westpac and Credit Union Australia have all cut their interest rates. This reflects the latest monthly fall of 100 points in the professional Futures Interest rates markets, as the world adjusts to a slower growth outlook. The St George Bank three year rate is now 6.39%, CUA 6.34%, ING 6.29%, Suncorp 6.29%, Citibank 6.29% Westpac 6.64%. Banks are making many less home loans, given the volume of home sales has fallen by between close to 60% for 2011, compared to 2010 and 2009.
The direct application websites, offer attractive rates direct over the Internet at U Bank, One Direct, Homepath, Westpac and the Commonwealth Bank, also have direct loan application websites. Direct application eliminates the margin of the Mortgage Broker, of close to 30 points. Recent cut in November of the cash rate from 4.75% to 4.5% and Futures markets indicate likely future falls in interest rates of 100 points over the coming 2012 year. The prospect of slower economy growth in Europe suggest interest rates will remain weak to falling, for lower levels in 2012.
Latest news from Europe indicates a slower economy in Italy, Greece and Spain.

Fear of the costs of double glazing

Most people think double glazing is very expensive and it is true, it can be. When most people look at double glazing they get a glazier to quote. They normally wont fit double glazed units to existing windows, but instead replace the whole frame, leading to a cost of around $800 per square meter, or $16,000 for a normal house with 20 square metres of window. We reduce the price as follows:-
• If you have good quality wooden frames, you can use the existing frame. This halves the cost to $8,000 a house.
• We provide sufficient information to allow you to do the work yourself. While you need certain practical skills, equivalent to being able to construct a patio, it is well within the reach of the average DIY worker. This reduces the cost further to $5,000 a house.

There are Benefits with Double Glazing

Windows are a big source of heat loss. Provided the house is well insulated and draught protected nearly 50% of heat loss is through the windows. While, quality curtains can reduce this heat loss, double glazing can halve it, leading to a 25% reduction in heat requirements. Because there are “fixed” energy sources this 25% reduction can lead to a 35% reduction in your heating bill. The average house uses 15 KWH of electricity each day. Most of this ends up as heat in the house. Each person generates 1 KWH of heat a day. Sun entering via windows can provide 10 KWH per day. Thus a 25% reduction in demand has a 35% reduction in the gap to be covered by heating.
In Summer, the benefits can be even higher. Assuming your house is well protected from direct sun and you cool the house down overnight, on most summer days in Victoria you don’t need to turn on the air conditioner until 3:00 pm. Double glazing can reduce heat gain by 25%, meaning that it will be around 4:30 or 5:00pm before there is any need for the air conditioner, almost eliminating the need for air conditioning.
There are other benefits as well. One is the reduction in noise. Windows are a major source of noise transmission and double glazing can make a considerable difference. A peaceful home is a comfortable home.
Another benefit, is the higher comfort level in the house. Most people find the optimum room temperature to be around 20 degrees. We tend to turn on the heater when it gets down to 18 degrees and turn on the cooling air conditioner at 24 degrees. Because double glazing, significantly reduces heat loss and heat gain, the home will remain closer to the optimum 20 degrees for a longer time. Temperatures are more even across the room, making for higher comfort levels.
Another benefit is that double glazing will eliminate (or significantly reduce) condensation on the inside of the window. Normally condensation forms when the inside glass drops to a temperature of 12 degrees. For a single glazed unit, this happens with an outside temperature of 8 degrees. In a double glazed unit, the inside glass will only reach 12 degrees when the outside temperature reaches 0 degrees. Not only do you avoid condensation on the windows, you also avoid water pooling on the window frame and likely damaging it.

I thought there would be value in comparing the two major Hardware/Home Improvement stores. But after some research, I have found that the quality differences are way too divergent. Simplistically, if you want a better quality, consider Masters. This is particularly, the case if you need lots of Homewares, like rugs, wall art, Decorative wall paper, designer lighting, blinds, curtains, wall hangings.
Masters also has great deals on White goods appliances like Stoves, Dishwasher, Fridge, Microwave, Washers an Dryers. The Australian, has completed a price comparable survey, Selleys liquid nails, Masters, $84, Bunnings $77, Freestanding Bath, Masters $650, Bunnings $748, Toilet, Masters $99, Bunnings $149, Garden shed, Masters $149, Bunnings $189, Interior Door, Masters $40, Bunnings $28, Shovel, Masters $5, Bunnings $13.50. The prices are similar, currently Masters have specials on Ladders and Wheelbarrows. I think customers will find the Masters store more comfortable, with a better layout altogether more convenient, particularly, Lighting, Home wares, Kitchens, Bathrooms and Plumbings section.
New Masters stores are opening at the rate of 20 a year. Currently, new ones open, today in Springfield, Nerang, Burnside, Morayfield and Tingalpa, Queensland. How does Masters compare to Bunnings

Masters home improvement stores have emphasis on comfort and interior decoration that is unknown to Bunnings. A Masters store is air conditioned thus warmer in winter, an entirely more comfortable all year round. Bunnings has some advantages in its 275 stores, the emphasis on cheapest prices, plus a “Hire out “department. Bunnings has a pretty good garden and Landscaping materials area. So does Masters.
Masters has the edge in its Homewares and Decorations area; with excellent prices for wall art, designer wallpaper. The designer lighting department is a delight to behold , given the wide range of products. Masters has a clear map layout, with easy access to the important paint and paint mixing area. So one can order the paint, set up the mixing, then tour the store, while it mixes. The Tools and hardware are consistent and easy to access.
In the Kitchens, and Kitchen design area, there are 11 fully laid out Kitchen designs, including the Appliances package. Masters appliances include fridges, washers, dryers, microwaves, stoves, all at excellent prices.
In the Bathroom area, Masters have design and excellent value in fixtures and fittings. I think you will find Masters is cleaner and more comfortable than Bunnings. Combine this with the excellent value for Lawnmowers, Ladders, wheelbarrows, windows, skylights, plumbing fittings and Kitchens and Bathrooms. I think you will be impressed with the new Masters store. The great value, comfort and customer service make shopping at Masters store, popular. While the products are value, plus better quality factors at Masters.
