Here I note, there are more an more Solar Roof ventilation products,which suggest the very high prices are likely to come down to a more affordable level.

1. I reference the Solar Breeze product. This easy to install, solar powered attic fan ventilation system can lower your energy bills, by removing overheated ceiling air. Once installed it has low costs, being driven by solar power.

2. Other such products include the solar lizard, from solazone. It is not cheap at around $3,250 installed. But boasts both cooling in the summer and warming in the winter, so if you are saving both heating an cooling it can save heaps on electrical systems. This solar powered system has no running costs. The payback time when compared to reduced electricity costs should be around 5 years, depending on your saved electricity price.
3. The solarventi product comes in a range of sizes and prices, from small systems to large ones, an integrated ones drawing on cooler ground driven pipes. It is mainly a heating system popular in Scandanavia. The prices can vary from $700 to $5,000 depending on size and extras. It removes moulds, cold and damp air and dust from the home all day, while the sunshines and heats the home for the cooler evenings.

First Home grants in Victoria

These have been a bonanza for home buyers and land developers, alike. Apparently, since 2007 there have been 136,515 grants made to first home buyers. These have been for both existing second hand homes and brand new homes. Victorian buyers have been particularly successful with this scheme. In my view, the scheme arose from the GST tax which put up the developmental cost of land substantially. The grant is some small recognition of these higher costs; which are particularly burdensome for the first home buyer.

The new government in Victoria has a policy of Stamp Duty concession for new first home buyers which cuts Stamp Duty in half. A new and welcome benefit for the First Home Buyers and home builders. Its worth close to Ten thousand for a new first home buyer. It coincides with a new land development tax starting in July, 2011, which will cost close to ten thousand in extra tax on new vacant lots.
While, first home buyer grants in Victoria have been made to 384,796 persons since 2000. I argue they only partly offsett the rising cost for home buyers imposed by the goods and services tax.

Potential new tram line to Doncaster

The local Manningham council has set up a multi million dollar fighting fund to partly fund a light rail tram to link the giant Doncaster shopping centre to the city. This tram would need funding from the Victorian state government and the Federal government. If built, I expect it would be a fantastic success. The extra popular Doncaster Shopping town has recently been doubled in size after a $600M rebuild, there are new tower blocks of apartments going up, and public bus transport is poor.
One of the most favoured areas for new property developments is always along transport routes, being train lines and new tram lines.This idea has most recently been proven again, in the Burwood to Vermont area, along the new tram line. Interestingly, there was a tram last century which linked Box Hill to Doncaster. The Labor party has taken up a Doncaster tram link to the city, as part of their policy. I expect it will be undertaken in a few years time, particularly if petrol prices keep rising steeply.
