Australia’s Population growth,effects home renovating

Reading in, The Age today, I note that Australia’s population growth rate has fallen. I respectfully, note this may ease the pressure on home prices. I suspect it will mean a short term fall, followed by a modest rate of rise in values. The population growth is still at a very strong rate, just a moderating from prior, very high levels. Below, I set out my understanding of the population growth, as one will note growth is still at a high rate.

If Australia grows at 400,000 plus a year, this will still add a million new Australians every 26 months. The intake of overseas students has fallen by around 60,000 a year. This is due to at least three factors the higher Australian dollar, concerns about security for many South Asians, and the loss of many approved occupations for future residency status. In Victoria and NSW increases police numbers and Public safety officers for rail transport, should increase dramatically security. Bunnings new hardware stores,effect easy home renovating

The recent announcements from the Home Depot clone, Bunnings of new store openings is important. Given, Bunnings are the dominant big box Hardware store, what does it all mean? Bunnings have accelerated the building of new hardware stores from 11 a year to18 a year and 22 last year. Bunnings are broadcasting that they see future market growth.”Our NSW programme of opening eighteen new stores over three years is part of our ongoing network strategy across the country.” Bunnings, Managing Director John Gillham said. One can interpret this as a $1,000M vote of confidence in the building products and Home Renovating market. Masters too, have announced a major store building plan, with up to 150 new stores expected within a few years. They have secured many property sites and construction of several stores is underway. The first Masters store to open is due in Braybrook by September, 2011. Clearly, the big stores are voting with their money, that home renovating and landscaping will be a continued growing industry. The very high costs of moving including Stamp Duty and Agents fees force people to stay in the current home and improve it.

New Supermarkets point the way to growth areas.

Aldi supermarkets has today, 29/09/2010, announced Planning minister approval for new supermarkets in growing Melbourne and Geelong suburbs. These are in Drysdale, Geelong West, Highton, Rye and North Balwyn. These supermarkets are only built after intensive research into the growing population areas. Aldi, has researched these areas intensively to check out the future population needs, before they build these new stores. The government checks out aspects like parking, Roads, planning permits. Builders and home buyers might like to check out these suburbs for likely future growth opportunity. Costco, too has plans for atleast an initial building of eight new Costco supermarkets. The first is Docklands,Victoria, then Auburn,NSW, Canberra, Ringwood, Brisbane and Gold coast.

Capital works Boom effects home renovating

The Age today, argues the capital works required for an Australian population of over 40M, by 2036 will be huge. Some $780Bn worth of projects atleast. Consultants, Davis Langdon argue for trillions in new capital works. The ABS released a range of population estimates from 30M to 40M by 2050. Potentially, this could require up to 2.2M new workers and a tripling in the capital works industry. Readers have asked me to research the suburbs to benefit from these new works. This will take me some time. Simplistically, I would suggest one research Geraldton and Gladstone. Given, they are planned many years in advance, one can research the new projects, as ports, road and rail lines, water storage and supply, power stations and mines.

Painting Timber boards, in Home Renovating

Timber homes are some of the best for home renovating, as they have a higher land component compared to the purchase cost. One of the best, easy home renovating ideas for a timber home is painting.

1  Preparation of the timber surface is a key to great finish. Clean your surface with sugar soap, rinse with clean water.

2  Carefully repair any dents or holes, scrape back any rot and fill with Builders bog.

3  Give your timber a light sand, in order to, make a smooth surface and for good bonding in the painting phase.

4   Use a no more gaps sealer to seal any gaps around windows or door frames, in order to repel moisture and insect entrance.

5  Lay out your drop sheets to catch any paint drips. Stir your paint well, to make an even coloured paint.

6  Cut in, around the edges to frame the area to be painted, continue to paint all in the one session. This is to integrate the painted area and avoid a framed appearance.

7  Use long continuous paint strokes, a standard undercoat, this will even up the surface and give good bonding for a final coat.

8  Always check for drips or runs, allow the paint ample time to dry well, before applying any second coat. A light sand between coats will give a smooth, final finish.
9   If painting floorboards mix in, an amount of hardener, to protect the boards. This is critically important for softwood floorboards. Some people say you cant polish and paint a softwood floor. I have achieved this quite well, by using four layers of paint and the hardener mixed in the paint.
