Reading in “The Australian ” of the rising clearances in both values and volumes terms in every major Australian capital. What is really happening in the property market?  Well, Premier Bligh of Queensland, says “Enough is enough, wants to close the southern borders”.
Well make a cat laugh!  Wonder how well that will go?
Perhaps we dont know what is actually happening?
Lets consider some leading economists like BIS Shrapnel ‘s Robinson. His reports are bullish based on a new round of mining projects, based on rebounding commodity prices like Iron ore up 100%, Coal up 120% and a rosier outlook for the growth in the world economy, refer IMF.
Tanya Plibersek, Minister for Housing says ” The problem of a supply shortage in housing has been years in the making”. She would like to blame the previous government. Apparently, population and housing are hot button political areas, as PM Rudd has announced a new portfolio of population study {Mr Tony Burke}.
My view is State government have been under estimating the population growth and under providing capital works, like roads, hospitals, railway stations. Thus buyers are “crowding ‘ into the established suburbs.!

Why Population patterns ideas, for home renovating.

The papers, today 29/03/2010 are noting the population pressures on the home  market. Given population growth fo 435,000 about double that of only two years ago: there is pressure on the rental and home markets. Quite simply there aren t enough being built, current home commencements are around 140,000. When at least 180,000 are needed. Clearly, the prices of second hand homes are rocketing. The Queensland Premier is bleating on about being poorly informed. Anna Bligh seems to think Federal government should be releasing more information. WA and Qld are the fastest growing states and have been for many years. Auction clearance rates are up both in volume and percent terms. Many properties making over the expected valuation in Melbourne.
Where is the immigration pressure coming from?  Latest figures reveal they are from India, China, Indonesia, Malaysia, and New Zealand. I claim only six major countries have a big immigration policy: USA, Canada, Germany, UK, Australia and New Zealand.  Currently, Canada is cold, NZ  is a slower growing, small economy, UK has restrictions on Indians and Pakistanis, USA is slow economy, Germany has their own prejudices. Given, Australia  is one of the faster growing developed countries Australia has particular appeal, noting the above comments.

Extra fast new easy home construction renovating ideas.

Have mentioned some areas before. Here are some extra ideas.

1  Renovate the laundry. Installing an efficient appliances, it might even pay for itself with energy/water  efficiency ratings a new washer/dryer combo, can lift a laundry. These are available on excellent deals, given the slower economy of today. In the USA , often the laundry can be moved into the garage, as a way to free up extra room for living in the home.

2  A  home bathroom addition can be as simple as employing a resurfacing contractor. They can complete their work in a single day. They will do an inexpensive, transformational makeover, both cheaply and efficiently. Their respray products will transform the colour and finish of a bath, hand basin and tiles in a day. The addition of new door handles, a heater/exhaust fan and heated towel rails, will lift a bathroom dramatically. No one, wants a cold clinical bathroom, some heating does wonders for comfort and reducing mould. Some larger windows and a skylight will add both light and warmth to a bathroom.

3  A garden addition can be well worthwhile, especially a front garden, as it will lift the Street Appeal of a home. The garden can highlight the home. A garden can be a haven and a revitalising and refreshing area. Given the recent water restrictions, the home with a vigorous and lush garden can be seen as a luxury feature: a sign of a well cared for home. A lush garden can be an area of peace and tranquility. Consider, gardening is rated as Australia’s number one outdoor recreation activity. The latest relaxation of the tight water restrictions has been measured to add hundred” s of millions to the state economy.

4  A kitchen makeover/addition can be one of the best ways to add value to the home. The current trend is to establish an open plan kitchen. A  good cleaning, painting, some new granite bench tops, new lighting, splash backs and door handles can revitalise a kitchen. I always renovate the kitchen, as I see it as a major feature area. Building an open plan kitchen with a view from the kitchen food preparation area. No one wants to be enclosed in a kitchen, away from the guests and family. I understand in the USA , that a kitchen has become basically a wall of appliances in the dining area. Knock down a wall enclosing an old kitchen , install an Island bench space and modern cupboards. A new kitchen is one of the best renovation projects. Kitchen companies are offering excellent deals including  discounts on appliances at the moment, due to the slower economy.

Below I note some significant factors preventing many people from renovating.
1  Many find it tricky doing the relevant research, as the factors determinant for one’s personal home are different from an investment property.

2  Seperating the emotion from a property by reducing the deal to simple arithmetic. Given, many prefer to invest in a property, at a quality suitable for their own family living needs.

3  Defining the clear aims for the investment yield, growth or a combination.
4  Defining the most suitable suburb and specific street, for an investment property.
5  Issues to do with the financing, like ever changing lending poicies, fluctuating interest rates, access to equity collateral and lines of credit .
6  Given all these various needs and the confusion from the uncertainty of the deals. Its a wonder anything gets done.
My suggestion here is “just start “, after  a  few successful deals one will gain confidence. Action creates emotion, creates more action.

Ideas for First Home property buyers Grants,What,where,How?

I am asked often about these First Home addition  Grants. They are subject to change, below I detail my current understanding.
The First Home Buyers grant is in my view a partial return of the GST tax, which has super charged the cost for developing home blocks and new homes.
The USA based bank credit crisis, has encouraged the Australian government to expand the scheme. The Grant is currently $18,000 still available until 30/06/2010, in the metropolitan area. The scheme has been a great success, especially in Victoria, with close to 54,000 grants made. In addition, several major builders like Metricon, Henley, Simonds, National Builders Group, Orbit, Dennis Family Homes have made their own, new home buyer boosted value packages. These are a massive extra benefit. Despite a reduction in hte grant buyers appear to be scrambling to buy now before the grants are cut again.
First home buyers have been temporarily advantaged by these home grants.
