Home Renovating materials, free, discounted, via easy home renovating

Do you spend too much time trying to buy the”cheap” easy home renovating materials.
1 Your best way is to buy the best of what you need. Buy good quality home renovating materials. Measure twice, cut once. Quantify what you need, then add some extra volume, in order, to cover breakages.
2 Take concrete, rather than laboriously, mixing for a driveway yourself : it will pay to buy a load of pre-mixed concrete from a mini-mix home delivered.
3 One might get some materials, by eBay/Graysonline/Trading Post, casey, auction houses and garage sales.
4 I like to grow out my own garden bushes, this can save heaps. For me, this can save me thousands a year, when I landscape several home gardens.
5 You can always buy renovating materials in bulk and have it home delivered. Masters or Lowes stores have free delivery. This saves both time and money.

6 Buy furniture as a complete home package, from a discount store like Whitehorse, Sydney’s, furniture Spot, Super Amart or Fantastic Furniture.
7 I note, cleaning up second hand materials, is usually counter productive, as your labour is too valuable, to be cleaning bricks or removing nails from timber.
8 Buy your garden mulch in bulk from the council, on a home delivered basis.
9 For the garden sculpture, one might recycle from the hard rubbish collection.
10 Home Garage sales and Sunday markets are great for home accessories and home feature items.
11 I find my discounts by managing time, by buying at shops like Bunnings, or Masters, Home Depot or Lowes. These are a one stop home hardware shop where you can buy everything, you need.
12 Making your own curtains, blinds, accessories from fabric bought at the Spotlight store. These days both Bunnings and Masters have heaps of home decore items.
13 There are even special demolition stores which recyle building materials from demo jobs.

Solar panels ideas, interest FREE loan!!!

Hi Readers, I note there is a good website in USA with solar panels. These are solar incorporated into the shingle/tile. This way, one avoids the look of a sheet of solar panels.  Obviously, this will cut the cost dramatically, as one can use less skilled labour  and incorporate the product into the design of a new home. If one is re-roofing or repairing, these are likely to be the preferred option. Try their website at www.srsenergy.com these are available in Australia.

FREE ideas, to design BUDGET,easy home renovating.

Given one factor that might be holding many people from renovating is the cost, I note some budget ideas.
1  Subdivide your home renovating project into small achievable pieces.

2  Prioritise these pieces, into high impact renovation ideas and lower impact value ideas.

3  Establish a TEAM of Tradespeople and Professionals who work regularly.Initially, consider the Grey Army,Spinners or Jims
4  Discover rebates and discounts on Insurance, with your Insurance Broker.Check on the internet at Iselect.
5  Discover Bonuses and discounts with your Bank, via a reputable Mortgage broker.
6  Establish Property Management discounts and bonuses with your Property manager.
7  Negotiate Bonuses and discounts with your Real Estate agent: like sharing the cost of advertising.
8  Agree certain rebates and bonuses with your professional Property Staging manager.
In these ways, a property renovator or property investor, can achieve major advantages, between 20% and 40%, not FREE, but good savings here. Potentially, you can build an enterprise, that will secure your financial future !!!
9  By dealing with your TEAM, regularly, offer them a CASH bonus for finding good deals!
10  Why would all these professional services be able to qoute at a discount to you ?
Well I advocate with them, that repeat or regular work, cuts their marketing costs. Ideally, if marketing was costing them 25% of sales, they can afford to give you a 25% discount! This works for me. All big deals are carefully checked against Internet sources for competitive qoutes.

Bonus investment ideas for Home renovating.

I suggest below some EASY measures where a home renovating person can achieve a Bonus above a normal  deal. I have saved heaps with these most obvious areas suggested below.
1  Aim your renovating via largely, cosmetic repairs, such as, painting, cleaning. Thus avoiding the complexity of structural renovations. My emphasis here, is to not over spend on the home. I like to limit myself to spending under 5% of the total capital value.
2  Buy your materials in bulk and have them delivered by the Hardware store. A One Stop Shop Hardware can save you both time and money!! This has saved me thousands per home renovating project.
3  Buy your paint in bulk for discounts. Your time is TOO valuable to be running back to the paint shop.
4  Employ a team of tradespeople and professionals. Even consider the Grey army or Jims at a pinch.  The Tradies, can teach you how to do their work.
5  Research government grants and rebates for energy efficiency measures. These are available at all three levels of government.

6   Buy your interior design accessories, from  Direct Factory Outlets  or  Liquidation sales. Buy your garden features from a salvage yard,Sunday market or garage sale.
7  Arrange a working bee, BBQ day with some pals to achieve rapid progress in simple renovation areas. They do the work you, supply the bbq.! Working with a large group , you become the Project Manager , and you get heaps done.
8  Join a “local property club”, in order to, workshop ideas.Like www.tic.com.au! Learn from others, rather than have to make ALL  the mistakes , at your own expense
9 Learn trades skills from a local TAFE college. These are excellent value, and you will meet like minded people.
10 Enrol in a Real Estate Agency short course. It can be as short as 30 course hours, plus required reading. These are heavily subsidized by government, thus you get great value.

I suggest one research the property market through websites www.rpdata.com.au gives one valuation data, www.HomeGuru.com.au www.apm.com.au represents Australian Property monitors.

www.businessmall.com.au where you can read about lots of books on the property market,
www.residex.com.au where one can study property sales data and predictions,

www.apimagazine.com.au Investor where one can read Case Studies, property reviews, suburb reviews, just heaps and heaps of good stuff.
For First Home Buyers, try www.firsthome.gov.au where you can read all about various government incentive plans for you. There are grants from both the Federal and state governments, plus Stamp Duty concessions, well worth checking these out, closely: for example in NSW a first home buyer is unlikely to pay Stamp Duty, given the no stamp duty under $500,000 clause.

In the Finance area, I suggest www.infochoice.com.au or www.cannex.com.au to research interest rates.
Bank shareholders can get great discounts, as do union members at Members Equity bank.

www.bid myloan.com.au A website where lenders can bid for your home loan, business.
www.yourmortgage.com.au Check out my finance section posts, to discover how to save heaps on your home loan. Monitor the futures markets in order to note interest rate expectations.
