New design products in computers! Effect on the home!

Here, I suggest the development of the new” Ipad” from Apple will be a precursor for a wave of new lightweight and powerful laptop type portable computers. This is due in Australia in March, 2010. If Apple has released their new product very soon, one can be sure all the competitors are very close to releasing similar such products.  Google announced a similar type product, today. Some other companies with new similar products, include Acer, Leveno, Hewlett -Packard, Dell. Apparently, three dozen similar products were on display at the recent January, Las Vegas, Consumer Electronics Show. I am told that an Indian, low cost laptop is to be released shortly, it  will cost less than $US25. While the Americans  have released their low cost EEpC, at $120 it is still far too dear, for the third world.

And how does this relate to home renovations? I hear you ask?
Well, the point is, in the USA where  around 40% of people are working from home,on these computers. The advent of useful  and powerful portable computers, will have many implications. Here are a few.

1   The renovation of an internal home office.
2   The addition of an outdoor room, as an office, into the home.
3   The building of a separate home office entrance, to define the home office area.
4   Better heating and comfort for the home, as more people will be using the home, during the day.
5   A likely development in children”s entertainment areas, separate from the” office area ” by insulation of separate walls, into the home.
6   From my recent Japan tour, I can advise travelling on the train, nine out of ten business commuters were using electronic devices, while on the train.
7   I notice the proliferation of coffee shops, with people tapping away at their laptop computers. People are now working from cafes and coffee shops: rather than being at home.
8    Just as the introduction of the telephone took 50 years to have its full impact:  I expect the same with cheap mobile computer technology. My tip is, develop your own business products to market on the Internet. Another example is Real Estate agents making a dedicated website, for a specific home as a prime marketing tool.

Its about time these new computers made it easy, for the home owner when renovating.

Popular home investment renovating suburbs !!!

Here, I note some of the most popular suburbs, where people are renovating, not advice, only observation.
Why not make it easy, for those home renovating.?

1 Home Renovating people  are active where new capital works  are being built, like, new  Airports, University, Shopping Centre, Hospital, Freeway, Railway station, Tram line, Marina or Schools.

2  Renovating activity is, where new luxury apartment blocks are being built. Developers are spending a lot of money and taking big risks  to build in these areas. Currently, development activity is spreading along transport routes like train and tram lines. These new apartments are often expensive, as they have the latest in fixtures and fittings, plus high environmental standards.
3  Renovating  activity is, where older style Housing Commission home on larger blocks, suitable for subdivision or rebuilding are available. One should be able to buy these at close to land value: as often the older homes can be in need of demolition and rebuilding.
Housing Commission homes are  an excellent way of’  “Land banking”. Given one must have an income returning property. These will rent well, until the plans and permits come through council for a redevelopment. Interest needs to be deductible on your land bank. A Housing Commission home is one way, to ensure the financing costs are deductible.
4  Renovating activity is where the population is moving into the suburb. One way to check is via the local council, future plans.
5  Renovating activity is, where there are older historical homes, as many are in dire need of repair. They aren’t building any more old historical homes.
6  Renovating activity is, where are old industrial sites are being converted rapidly into luxury warehouse conversions. Check out those inner city ex factory sites! People want a home close to all sevices in the inner suburbs. Just talk to Harry Triguboff! The advent of outer ring roads and new freeways, has allowed factories and industry to move to outer suburbs. Thus these old factory and transport hubs become available for infill housing in the Inner city suburbs.
So there you have it, a whole range of suburbs!!!

Easy inspiration Ideas, in home renovating.

Most of us through life have all these very excellent reasons ! .Why we haven’t been as successful, as we deserve.
We might say stuff like!
1     My job is so demanding, surely that’s enough and I shouldn’t have to do more ?
2     I can’t invest in renovating, as, I haven’t got the capital, time, resources, team like you?
3     I will  invest later, when I have more time, resources, education, team.Yeah, later, like that will happen?

4     The market’s not so good now, as you invested earlier it was easy, “when property was cheap then”.
5     I have just gotta learn, so much more ideas, before I am confident to start, investing.
6     My partner won’t let me take the risk : sounds like an excuse to me! Prices for a home are too high, right now ?”
7   If your renovating plans are sound, they will add value to your home. So if you want to start renovating, start drawing up your home renovating plans, as soon as you like.
8   Okay, so when IS a good time!!!.

I suggest organise your TEAM to renovate, while you go on holidays. If you take only short breaks, then you might only get a room or two done at a time.

How can one deal with all the perfectly, legitimate reasons. I suggest one learn from a mentor, a very successful person active, in the  home renovating field.
One can learn from books, from experiance  or DVDs, TV shows, or ask your pals who are inactive, in the field of home renovating?.

A BBQ work day idea, for home renovating?

This is when one invites 25 of your favorite pals around to assist on your home project.
I recall, working on one of these, we removed all the outside weatherboards, measured and nailed on all the new boards, and painted half the house. This was all done in ONE day. USUALLY, If the owner provides the lunch as the incentive.
Given we had twelve workers turn up, ALL this was achieved in ONE day, and we watched the football finals. It turned out easy.

This is hardly unique, as in the nineteen fifties, there was a severe building products and trades persons shortage.

I predict it will be popular again.Why?, well the cost of new  home building is rising all the time as higher standards and environmental features are required. The older homes tend to be much  closer to good transport links.

In an ideal world, everyone participates in working around the entire group, over time. Thus everyone can benefit somewhat, equally.
