I   mean by this” Add Life ” to the major living areas. This is where one might expect to spend a majority of your time.

1  Join the living area, to the dining room or Kitchen, this will emphasise the space.

2  Remove clutter and organise your library or DVD library. Enormous chunky furniture is out of favour.

3  Connect the room to the outdoors via a French opening window.
4   Build cabinets to hide away the television or computer, when not in use.

5  Install double glazing for efficiency and comfort.

6   Ensure one has efficient and comfortable heating: this usually  means gas heating replacing a wood heater or inefficient electric heater.
7  A view over the garden or the suburb, will enhance the sense of space in your living area.
8  A skylight will bring light and warmth to the entire living area.

RENOVATING, A HOME VIA NEW BATHROOM

Same as, for kitchens, there are specialist bathroom renovations  companies. It can be easist, to use them for the measure quote and installation. A Bathroom renovation company has excellent Plumbers, Tilers, Electricians, Installers, and can quote you the best prices on fixtures and fittings. I personally don’t use Bathroom companies  as I prefer a well skilled tradesman and employ   some specialists.
A few tips:

1   Tile in large tiles, its cheaper, quicker and easier to clean.

2   Use the better quality taps and fittings.

3   A new pan and cistern is essential, make it a dual flush Cistern with a four star water use rating.

4   Install heater lights and exhaust fans, to remove mould and keep a warm bathroom.

5   Paint in a light, bright colour, install a big mirror and excellent lighting.
6   Use mould resisitant paint, mould resisitant  grout.
7   Usually, one only needs  to  resurface the bath and hand  basins, rather than replacing them.
8   For new ideas, read up the bathroom magazines and attend Display homes.  Bathroom building companies have display rooms.

9   A new ensuite for the Master bedroom is always a hit. Often a half ensuite can be installed in an area as small as a built in robe.

RENOVATING, A HOME VIA A New Kichen

In Australia, after the “World Financial Crisis ‘, there are more options for discount deals on a Kitchen. Now, is arguably, one of the best times to organise a good deal.  Potentially, one can surmise that key property decision deals are made on the basis of the Kitchen or even in the Kitchen. The kitchen  design companies will come and measure and quote a complete kitchen; including removal of the old one. They provide plans and permits. They will have excellent contacts with Installers, Electricians, Plasterers,  Painters, Plumbers, even deals for the appliances. I have found it is often it is best to have them qoute the entire deal.

Easy renovating ideas 1 Clean with sugar soap ,the current  kitchen most thoroughly.

2 Prepare and Paint all the walls and ceiling in a bright white like Aqua enamel pure white. Doors and cabinets will look great painted in Tupac a robust pasint eith great finish..

3 At the very least, install in the kitchen, new doors handles and bench tops.
4 I argue, in favour of a completely new kitchen. Install new Appliances,  one one can swing great  deals  at the moment.

5 Ensure, one has  all the latest time and conveniance appliances, Tap open cupboards , Lazy Susan cupboards , a large  pantry.This makes everything easy.

6 Install excellent lighting, its pretty inexpensive.

7 Ensure there is a an enjoyable view from the Kitchen sink and major  food preparation areas.

8  A New Granite or Cesaer stone Bench with dramatically lift the appeal of a Kitchen.

9  Ensure there is a good connection to the living areas or kitchen areas.  Most kichen persons don’t want to be cut off from the family or Dinner guests; remove a wall if you have to,  to,  make this possible. An  open  plan Kitchen are currently the preferred option. !!!

10 Renovating the Kitchen is probably the best area where you can create a value improvement , way above the cost of the renovation.

RENOVATION, A HOME VIA STREET APPEAL

I find this, drive by aspect of “Street Appeal”  is critical to any home. Things one can do are quite simple and easy.

One can install a new letterbox and front fence in a bright colour. One can build a new driveway or pebble mix a current driveway. You can brighten up the garden with severe pruning, add new lawn, planting roses or camellias in full flower. Install garden lights, prune trees and bushes, build an Entrance light.  Paint the gutters and Fascias a bright colour: this will draw the eye to the house. Even the roof can influence a potential buyer, make sure your’s looks good: a lighter colour is usually recommended.  Importantly, one might consider a feature front entrance door.
All easy stuff, but it will boost your home’s ” Street Appeal” instantly.
