Melbourne is a much, underestimated city.  Latest projections for population growth are terrific.  Melbourne to add a million residents within 9 years.  This is a recent dramatic up grade.!!!

Today,  Mark Westfield makes a good point, that interest rates are quite   likely, to fall again.  Why ? Because the economic data is being interpreted as favourable,  when it is still very unclear,  if the economy is still contracting.

Capital Gains tax on $2M+ homes.

Hi Readers,
Before we all get too excited about this potential new tax, let us just consider the final result.
1 This has been proposed and declined four times before by major political parties.
2 The final form of any such tax is completely unclear.
3 Any such tax ,  if it is likely to arrive,  surely only once tempered by extra tax writeoffs.
4 Just how popular would such a tax be? Would it be popular in the critical outer suburban , marginal seats?
5 Would the tax be ‘Grandfathered ‘ , and thus only applicable for future housing: and all current holders of valuable housing protected?

Immigration and Growth What does it all mean?

Hi ,Interested readers.

Today, I claim that Australia is a fast growing country. : With a high birth rate , due to the “Baby Bonus” and high net immigration . Such that Australia grows at close to a million people each two and a half years. This is high in both absolute and in percent terms . Surely, this must be good for the housing market. I argue that Australia is under building homes given this high population growth rate.
Latest estimates are that home building is at the rate of 120,000 per annum, while nearly 180,000 are needed.
