<h3><em>Choose a feature for your bathroom</em></h3>
<p>Choose which design item you want to feature in the bathroom and then work the rest of the bathroom design around it. A beautifully curved hand bowl set into a minimalist vanity unit with a mirror as a backdrop, a sensuously curved bath placed in the middle of the room, a walk in shower with vibrant tiling or a sunken bath surrounded by quality tiling can all be used as features.</p>
<h3><em>Sit in a bathtub before buying it</em></h3>
<p>Bigger isn&#8217;t always better. A 60-inch tub is fine for most people. It offers enough room to stretch out and provides a secure foothold, so you don&#8217;t float into oblivion when the tub is full. Assess the angled back and lip for comfort and neck support &#8211; a tub for two people slants at either end and has taps in the middle. A contoured bath not only provides extra comfort and support but can also up to 30 litres of water. A spa bath can provide the perfect environment to rejuvenate sore and tired muscles or just chill out with a glass of wine.</p>
<h3><em>Select durable flooring</em></h3>
<p>Ceramic, marble and stone tiles are all excellent durable and water-resistant choices for a bathroom. Sub-floor heating coils will make these hard surfaces warm. Well-sealed hardwood floors offer natural warmth and act as a contrast for other harder, cold surfaces in a bathroom.</p>
<h3><em>Use a mirror to add space</em></h3>
<p>One beautifully framed mirror over a sink is more attractive than many surfaces covered with mirror. Supplement it with a wall-mounted adjustable makeup mirror, and consider installing a lighted, mirrored shaving niche in your shower stall.</p>
<h3><em>Use hidden space</em></h3>
<p>Take advantage of space between wall studs by recessing a tall storage cabinet into the wall to maximise storage while saving floor space. The cabinet should have an interior depth of at least three inches.</p>
<h3><em>Build a shower area</em></h3>
<p>Consider building an open-concept shower area that doesn&#8217;t need a curtain or door and is less confining than a standard shower stall. In addition to well-designed drainage, a ceiling-mounted rain shower-head and/or a high wall-mounted shower-head that splashes less water will keep the area outside the shower drier.</p>
<h3><em>Share space for added function</em></h3>
<p>In homes with back-to-back bathrooms, a shared shower with access doors to each of the bathrooms maximises limited space. Or turn a closet located next to a bathroom into a small en-suite with access to the neighbouring bath.</p>
<h3><em>Design lighting that is functional and creates atmosphere<img title="Basins" src="http://hidc.com.au/images/uploads/images/hidc/Basins_medium.jpg" alt="Basins" width="237" height="300" /></em></h3>
<p>Good lighting is imperative. Combine halogen pot lights with wall sconces beside or over the mirror for lighting with no shadows. Consider installing dimmers.</p>
<h3><em>Purchase a quality toilet</em></h3>
<p>When buying a toilet, it&#8217;s not necessary for you to spend a lot of money. You can get a good-quality one-piece toilet for about $600. Models with elongated bowls and seats are usually most comfortable.</p>
<h3><em>Incorporate luxury into your room</em></h3>
<p><em>If you&#8217;re fortunate enough to have a lot of work space to work with, indulge yourself with a bathroom that includes a dressing room- a haven for privacy and relaxation. Outfit your bathroom with a television, fireplace, excercise equipment, makeup vanity and even a large comfortable occasional chair.</em></p>

1 For $10,000, it buys you cosmetic decorating, or landscaping, polishing floorboards, new floor coverings, street appeal, like a letterbox, painting, paving  and planting. So some landscaping, painting and floor coverings, stretch this $10,000 budget.<br />
2 Budget of $10,000 to $50,000. At his level you will get a major rebuild of the Kitchen or Bathroom. A Bathroom will cost between $10,000 to $15,000, while a Kitchen, will need between $20,000 to $30,000. Its enough for an Outdoor room, deck and outdoor Kitchen, plus Landscaping with all the extras.<br />
3 Budget of $50,000 plus. At his level you will afford structural renovations, like an upper story room. When you are adding to the building envelope, you will need all plans and permits. Note a careful specification of the &#8220;Body of Works&#8221; will allow you to monitor the building contractors costs.<br />

<li>The ability to form a large 70 &#8211; 100mm air gap between your existing glass , and the secondary glass.</li>
<li>It has dense weather pile seals on both sides of the sash to reduce noise infiltration.</li>

1  The Magnetite system will remove noise by as much as 70%, which is claimed to be much better than most double glazing systems.</p>
<p>2  Enhance thermal comfort, dramatically by cutting heat inflow and outflow.This is done without reducing the light flow.</p>
<p>3  Dramatically, increase energy efficiency. Thus the energy saving on your electricity and heating bills will largely pay for the window insert.<br />
4  Stopnoise, build a similar product at a good price, try www.magnetite.com.au and www.stopnoise.com.au<br />
I have found the Stopnoise product, less expensive and very efficient. The range of reasonably priced, double glazing should become considerable. I have high hopes for the Masters Home Improvement stores to provide such double glazing product, from October 2011, onwards. Magnetite can make a fast efficient window insert and avoid any distruption to your happy, family home.</p>

The running costs annually will also be very high, as the Desal plant will need its own power station. Ken Davidson, in The Age, estimates, household water bills will soar from $1,400 to $3,000 by 2012, an then keep rising at 7.4% compounding! Recent impost include the carbon tax and GST components, to your water bill. I expect this will be quite a shock for most people. Largely, its will be a big rise in State taxes. So I have put on tanks, grey water system and new smaller dual flush loos. While, the government has promised households will be rated at the cost by volume: this hasn&#8217;t yet happened. I suggest one read all the Environmental Features posts to find some water saving ideas.The latest information is the government says, any future rise in consumption will attract higher water bills.What can one do? Measures  to moderate water consumption might include, aerated water taps, dual flush toilets,low flow shower heads, efficient front loader wash machine and efficient dishwasher.</p>

<p>The Home Depot clone, Bunnings claim it has secured a great deal from Taubmans to broaden the product and colour range, offer training to Bunnings staff and cut throat price discounting. Lowes/Masters discount hardware store, is likely to have similar deals with its suppliers, when it opens in October, 2011 in Braybrook,Victoria. The paint sales person can give you test paint pots, always apply this in a hidden area.<br />
Bunnings has discount paint, from Nippon and the IN brand. I always prefer the better quality paint, as I have bought the discount paint and found it did not cover so well. Paint will appear darker, the larger the area you paint. Your labour is far too valuable to spend time on poor products like cheap paint. It required me to apply several coats, an turned out more expensive in the labour area. Always buy the best quality brushes or wool rollers, as poor quality will create work with moulting bristles or fribs.</p>

<p>Given, once you have bought, it is entirely likely, that the Bank Home repayments will be much like meeting the rent. Its the Deposit, that&#8217;s the hard thing.</p>
<p>Below, I set out a few ideas, hope they strike a chord with you.<br />
1   Research, the current First Home Buyer grant, these have been running on and off since 1963. The programme is often changing, but with newer Home loan guidelines, you can use this as a large help to meet the Deposit. Consult www.sro.gov.au</p>
<p>2   Recognize that the Stamp Duty saving to First Home Buyers are a massive saving for you: organise your thinking to grasp this saving.</p>
<p>3   Study, the renovation game, for example, there are many TV shows which highlight the renovation opportunity. A renovation may create a deposit, if you live in a modest home and do it up.<br />
4   Research ways to increase your income, such as renovating cars,{which is tax free}, or weekend jobs with your circle of pals.<br />
5   Research ways to save on expenses, such as, convert your car to LPG, save $50 bucks a week.<br />
6   Save on holidays from the Internet, at sites like www.stayz.com.au, www.lastminute.com.au www.travelzoo.com/au www.wotif.com.au www.expedia.com.au<br />
7   Save on groceries, by shopping at bulk stores, Costco, Aldi, Get Fresh or Farmers markets.<br />
8   Save on furniture and clothing, by buying at Clearance stores, Factory Outlets, Sunday Markets or Salvos stores.<br />
9   Ask your relatives about an Equity Guarantee, as security for your loan.<br />
10  Ask all your friends an pals for saving Ideas and Income ideas.<br />
11  Organise all Christmas and Birthday presents to be made in cash, as a savings measure.<br />
12  Run a modest Home based business, in order to, claim the legitimate tax breaks, on cars, rents, library, office expenses, clothing, telephone, Internet, research and study tours. Modest businesses are being started on Ebay and Sunday markets.<br />
