Top tips, Renovating your Bathroom, via easy home renovating

Today’s bathrooms are no longer the smallest room in the house. People are looking for relaxation and pampering. Here are some important tips to consider when redesigning your bathroom.
Choose a feature for your bathroom
Choose which design item you want to feature in the bathroom and then work the rest of the bathroom design around it. A beautifully curved hand bowl set into a minimalist vanity unit with a mirror as a backdrop, a sensuously curved bath placed in the middle of the room, a walk in shower with vibrant tiling or a sunken bath surrounded by quality tiling can all be used as features.
Sit in a bathtub before buying it
Bigger isn’t always better. A 60-inch tub is fine for most people. It offers enough room to stretch out and provides a secure foothold, so you don’t float into oblivion when the tub is full. Assess the angled back and lip for comfort and neck support – a tub for two people slants at either end and has taps in the middle. A contoured bath not only provides extra comfort and support but can also up to 30 litres of water. A spa bath can provide the perfect environment to rejuvenate sore and tired muscles or just chill out with a glass of wine.
Select durable flooring
Ceramic, marble and stone tiles are all excellent durable and water-resistant choices for a bathroom. Sub-floor heating coils will make these hard surfaces warm. Well-sealed hardwood floors offer natural warmth and act as a contrast for other harder, cold surfaces in a bathroom.
Use a mirror to add space
One beautifully framed mirror over a sink is more attractive than many surfaces covered with mirror. Supplement it with a wall-mounted adjustable makeup mirror, and consider installing a lighted, mirrored shaving niche in your shower stall.
Use hidden space
Take advantage of space between wall studs by recessing a tall storage cabinet into the wall to maximise storage while saving floor space. The cabinet should have an interior depth of at least three inches.
Build a shower area
Consider building an open-concept shower area that doesn’t need a curtain or door and is less confining than a standard shower stall. In addition to well-designed drainage, a ceiling-mounted rain shower-head and/or a high wall-mounted shower-head that splashes less water will keep the area outside the shower drier.
Share space for added function
In homes with back-to-back bathrooms, a shared shower with access doors to each of the bathrooms maximises limited space. Or turn a closet located next to a bathroom into a small en-suite with access to the neighbouring bath.
Design lighting that is functional and creates atmosphere
Good lighting is imperative. Combine halogen pot lights with wall sconces beside or over the mirror for lighting with no shadows. Consider installing dimmers.
Purchase a quality toilet
When buying a toilet, it’s not necessary for you to spend a lot of money. You can get a good-quality one-piece toilet for about $600. Models with elongated bowls and seats are usually most comfortable.
Incorporate luxury into your room
If you’re fortunate enough to have a lot of work space to work with, indulge yourself with a bathroom that includes a dressing room- a haven for privacy and relaxation. Outfit your bathroom with a television, fireplace, excercise equipment, makeup vanity and even a large comfortable occasional chair.

Easy home renovating, notes value for your renovating

Many people work to a budget, below, I note three common budget levels.
1 For $10,000, it buys you cosmetic decorating, or landscaping, polishing floorboards, new floor coverings, street appeal, like a letterbox, painting, paving and planting. So some landscaping, painting and floor coverings, stretch this $10,000 budget.
2 Budget of $10,000 to $50,000. At his level you will get a major rebuild of the Kitchen or Bathroom. A Bathroom will cost between $10,000 to $15,000, while a Kitchen, will need between $20,000 to $30,000. Its enough for an Outdoor room, deck and outdoor Kitchen, plus Landscaping with all the extras.
3 Budget of $50,000 plus. At his level you will afford structural renovations, like an upper story room. When you are adding to the building envelope, you will need all plans and permits. Note a careful specification of the “Body of Works” will allow you to monitor the building contractors costs.
Archicentre produces these estimates fro the cost of improvements. They will give you a free first design assessment, before referring you onto an Architect. I have been lucky to discover some great handymen types who have built me great projects, at a fair price.

Today, I notice for you some of the likely future growth suburbs. Some of the best capital gains are earned when, an” out of favour” area becomes recognised for its convenience and amenity, reference Balmain, Carlton, Fremantle, East Melbourne, Port Melbourne, New Farm, over the last thirty years.
The API magazine notes these following suburbs – Port Noarlunga, S.A., some 20 km south of Adelaide, which Terry Ryder of hotspotting.com.au likes, and Marrickville, NSW, Preston, Victoria, Cabramatta, NSW.
Maroubra, 12 Km east of Sydney, Chris Grey, of Empire likes as a growth area.
Margaret Lomas, Destiny Financial, likes Redcliffe, Qld, Port Adelaide, S.A., Frankston,Victoria, Redbank, Qld, Palmerston, N.T.
Charles Johnson, WA Planning Context likes, Mirrabooka,W.A.
Some common Features which are transforming these areas include.
1 Cheapest under developed beach-side suburbs of the capital city.
2 There is a major transport upgrade due soon, like a new tram, bus interchange or rail service.
3 A new major highway recently opened or upgraded.
4 A major sale of Government housing into private hands. Private owners will rebuild the homes to their personal taste after many years of government neglect.
5 Many new restaurants and cafes opening, these suggest rising local living standards.
6 Major new spending building plans announced by the local council and State government including a Hospital, library, School, Shopping Centre, Aquatic centre, University campus or Ring road.
7 Developers moving into the area and building large new housing projects, particularly if of a higher home quality.
8 New industrial estate being built.
9 Development of foreshore areas, including a Marina.
10 Right next door to a booming growth area, thus get the ripple effect.
So there you have the experts ideas, on selecting hot growth suburbs, in the Capital cities.

Stopnoise make a great Window Insert for Easy home renovating
April 11, 2011 by Tim
Filed under environmental features, Renovating, tips
I have had installed many great window inserts cover windows from Stopnoise. The benefits are considered greater than other products or even double glazed windows. Why you may ask?
Well these window inserts, have a much wider internal space of up to 10cm or 4 inches for insulation properties.
Please consider
Why Secondary Glazing Works!
The science behind secondary glazing
Here are just a few reasons why StopNoise Secondary Glazing works in shielding your home from unwanted noise:
- The ability to form a large 70 – 100mm air gap between your existing glass , and the secondary glass.
- It has dense weather pile seals on both sides of the sash to reduce noise infiltration.
- The large air space between the 2 panels of glass creates a cushioning effect. The use of 2 different thickness of glass also helps to change the frequency of the sound therefore helping to further reduce the noise to a baffled sound.
- The noise level will drop by 10 decibels in most cases which is perceived as a 50% reduction in noise levels.
- The use of other products like Roller Shutters, Heavier Glass and Cheaper quality Double Glazed units will not give you a better than 20% Noise reduction If you can’t achieve a minimum 50% reduction its not worth doing !
- The current building codes require you to insulate your Roof and walls but not the windows. In most cases the windows only have 3mm thick glass so it makes sense to insulate your window as well.

Magnetite, cover windows inserts for Easy home renovating.
April 11, 2011 by Tim
Filed under environmental features, Renovating, tips
Magnetite is a retrofit, double glazing system that does not require structural changes or replacement to your windows. The clear optical panel is attached to the inside of an existing window by using a continuous, magnetic edging. This creates an airtight seal with the sub- frame.
1 The Magnetite system will remove noise by as much as 70%, which is claimed to be much better than most double glazing systems.
2 Enhance thermal comfort, dramatically by cutting heat inflow and outflow. This is done without reducing the light flow.
3 Dramatically, increase energy efficiency. Thus the energy saving on your electricity and heating bills will largely pay for the window insert.
4 Stopnoise, build a similar product at a good price, try www.magnetite.com.au and www.stopnoise.com.au
I have found the Stopnoise product, less expensive and very efficient. The range of reasonably priced, double glazing should become considerable. I have high hopes for the Masters Home Improvement stores to provide such double glazing product, from October 2011, onwards. Magnetite can make a fast efficient window insert and avoid any distruption to your happy, family home.
