<p>Do you spend too much time trying to buy the&#8221;cheap&#8221; easy home renovating materials.<br />
1 Your best way is to buy the best of what you need. Buy good quality home renovating materials. Measure twice, cut once. Quantify what you need, then add some extra volume, in order, to cover breakages.<br />
2 Take concrete, rather than labouriously, mixing for a driveway yourself : it will pay to buy a load of pre-mixed concrete from a mini-mix home delivered.<br />
3 One might get some materials, by eBay/Graysonline/<a title="Trading Post" href="http://www.tradingpost.com.au/Home-Renovations/Browse?PageFlowUseCase=Refine&amp;PreviousPageFlowUseCase=InterceptPage&amp;QueryConditionName=Taxonomy&amp;QueryConditionValue=Home+Renovations&amp;QueryConditionOperand=TE&amp;QueryConditionType=Taxonomy&amp;QueryTerm=Building+Materials&amp;State=" target="_blank">Trading Post</a>, casey, auction houses and garage sales.<br />
4 I like to grow out my own garden bushes, this can save heaps. For me, this can save me thousands a year, when I landscape  several home gardens.<br />
5 You can always buy renovating materials in bulk and have it home delivered. Masters or Lowes stores have free delivery. This saves both time and money.</p>
<p>6 Buy furniture as a complete home package, from a discount store like Whitehorse, Sydney&#8217;s, furniture Spot, Super Amart or Fantastic Furniture.<br />
7 I note, cleaning up second hand materials, is usually counter productive, as your labour is too valuable, to be cleaning bricks or removing nails from timber.<br />
8 Buy your garden mulch in bulk from the council, on a home delivered basis.<br />
9 For the garden sculpture, one might recycle from the hard rubbish collection.<br />
10 Home Garage sales and Sunday markets are great for home accessories and home feature items.<br />
11 I find my discounts by managing time, by buying at shops like <a title="www.easyhomerenovating.com" href="http://www.bunnings.com.au/" target="_self">Bunnings, </a>or<a title="www.easyhomerenovating.com" href="http://www.homedepot.com/" target="_self"> Masters, Home Depot or Lowes</a>. These are a one stop home hardware shop where you can buy everything, you need.<br />
12 Making your own curtains, blinds, accessories from fabric bought at the Spotlight store.These days both Bunnings and Masters have heaps of home decore items.<br />
13 There are even special demolition stores which recyle building materials from demo jobs.<br />

<p>Given one factor that might be holding many people from renovating is the cost, I note some budget ideas.<br />
1  Subdivide your home renovating project into small achievable pieces.</p>
<p>2  Prioritise these pieces, into high impact renovation ideas and lower impact value ideas.</p>
<p>3  Establish a TEAM of Tradespeople and Professionals who work regularly.Initially, consider the Grey Army,Spinners or Jims<br />
4  Discover rebates and discounts on Insurance, with your Insurance Broker.Check on the internet at Iselect.<br />
5  Discover Bonuses and discounts with your Bank, via a reputable Mortgage broker.<br />
6  Establish Property Management discounts and bonuses with your Property manager.<br />
7  Negotiate Bonuses and discounts with your Real Estate agent: like sharing the cost of advertising.<br />
8  Agree certain rebates and bonuses with your professional Property Staging manager.<br />
In these ways, a property renovator or property investor, can achieve major advantages, between 20% and 40%, not FREE, but good savings here. Potentially, you can build an enterprise, that will secure your financial future !!!<br />
9  By dealing with your TEAM, regularly, offer them a CASH bonus for finding good deals!<br />
10  Why would all these professional services be able to qoute at a discount to you ?<br />
Well I advocate with them, that repeat or regular work, cuts their marketing costs. Ideally, if marketing was costing them 25% of sales, they can afford to give you a 25% discount! This works for me. All big deals are carefully checked against Internet sources for competitive qoutes.<br />

For First Home Buyers, try www.firsthome.gov.au where you can read all about various government incentive plans for you. There are grants from both the Federal and state governments, plus Stamp Duty concessions, well worth checking these out, closely: for example in NSW a first home buyer is unlikely to pay Stamp Duty, given the no stamp duty under $500,000 clause.</p>
<p>In the Finance area, I suggest www.infochoice.com.au or www.cannex.com.au to research interest rates.<br />
Bank shareholders can get great discounts, as do union members at Members Equity bank.</p>
<p>www.bid myloan.com.au A website where lenders can bid for your home loan, business.<br />

<p>While some families will be financially secure through salaried work, many will find this a risky strategy.</p>
<p>The economy wide, turmoil of recent years has alerted many  people, that jobs come and go. Companies too, grow, prosper and decline!! The likelihood of one doing well, in the Stock market is risky, as markets can be volatile. Some wags renamed the stockmarket, the Shockmarket. Consider, that there are heaps of people ahead of an individual share investor. Some call them&#8221;Insiders&#8221;, like Accountants, Lawyers, Executives, Politicians, perhaps? The general public, like you and me, are way behind in the company information.<br />
How about an inheritance? Apparently, USA research studies reveal, close to 90% of people who rely on an inheritance are suprised at how modest they can be!! Medical expenses can cost heaps!<br />
Most of us won&#8217;t be currency traders, commodity traders, or massively profitable business types.<br />
In Australia, the personal home can be one area to build real capital and provide for your financial future: and its easy. Don&#8217;t we all know that the Aged Pension is about half what you need to live on: and it will be falling in real terms dramatically from 2016 onwards!!  Renovate your home. This is where I concentrate my efforts. I hope you will seize the opportunity, too!!!<br />

<p>I like to Introduce life, into the home. I call it &#8220;Adding Vitality to the Living Areas.&#8221;<br />
Below, I note several Easy areas to renovate.<br />
1  Install a feature window into the living area.<br />
2  Establish open plan living, by removing hallways or removing the wall joining the kitchen.<br />
3  Building skylights to allow light to flood into the home living areas.<br />
4  Remove dark wall paper or brick walls, by painting in a lighter colour.</p>
<p>5   Replacing light fittings with updated ones suitable for the home.<br />
6   Remove old carpet, polish the flooors or install floating floors.<br />
7   Remove dark curtains, replace with Roman blinds.<br />
8   Remove excess home walls into adjoining rooms, where possible, remove Hallways and excess Entrance areas.<br />
9   Install sliding windows leading to the garden or deck, essentially the outdoor room.<br />
10  In order to,&#8221; enlarge &#8221; the perspective of a room, first paint any dark trim a white shade.<br />
11  All ceilings should be flat white, to create a sense of space.<br />
12  Kitchens always benefit from more storage to hide the appliances.<br />
13  In the Kitchen very long benches look like a luxury feature.<br />

<p>Today, I offer the following ideas. In order, for your project to be super successful try detailed planning.<br />
Any time spent in planning and you will be rewarded about ten fold!!!<br />
1  Collect a &#8220;scrapbooking&#8221; approach of collating excellent ideas for your project. One might collect from free stuff from magazines, newspapers, home company brochures, photos, building products company brochures. If one collects over a period of time you will have a good resource to draw upon: when you consult your home designer/Builder/Architect.<br />
2  Attend home display villages and new land Estates to see what is currently, being built.<br />
3  Attend City based Home Exhibitions, like the Herald Sun Home show, the RACV Home show or Home Ideas Show.<br />
4  Research specialist shops like window companies, Door companies, Timber merchants, Hardware shops, Kitchen companies. I expect you will be suprised what is available.<br />
5  Read widely, on the area, as there are just heaps of books and Ebooks directly, related to your area of interest for a project.<br />
6  Ask your network. I think you might be suprised, just how many have re-built their wealth through property.<br />
7  Ideas, for the outdoor room or garden can be collected from inspiration, by visiting the Australian Open Gardens Scheme, it raises money for charity too.<br />
8  Me personally, I spent years watching &#8220;Renovation Rescue&#8221; and &#8220;Burke&#8217;s Backyard&#8221;, then one day I said, I will do this!</p>

<p>Today, I make many suggestions where one can D.I.Y. and other cost savings areas. Currently, there are available D.I.Y., Kitchens, Bathrooms, Decks, Kit Homes and Furniture. These are available from stores, like Bunnings, Ikea, Spotlight, Home Depot, Lowes, Masters.<br />
One can also D.I.Y. the mortgage, insurances and Banking. But what does that mean? Well, I suggest here one uses the Internet to research the BEST products for the field and even ask the market to tender for your needs. Such as, Ask the market to tender for your Mortgage.<br />
If one runs your project as an &#8220;Owner builder&#8221; thus taking on the job of D.I.Y.Project Manager : How much can I save?<br />
This should work out at around 30% of the value of the project, plus the likely Stamp duty saving, an extra say 5% !!! total savings of 35%.<br />
Thus, if you have the inclination, one can DIY your own projects and proceed with confidence, even if you can only anticipate a flatter market. In Victoria, you can only make one Owner Builder home each five years. in one name. So you need to be inventive.<br />
